Published rates are final prices and -except when specified otherwise- they include building fees, city taxes, water, electricity, gas and -when specified- cable TV and/or maid service once a week. BA URBAN placement fees are US$ 35, independently of the lenght of your stay.
At the time of the arrival of the guest, according to the arranged schedule, the owner of the apartment or a representative of BA URBAN, receives him/her in the rented property where the contract of the rented apartment and the attached inventory will be signed. After paying the rest of the stay and the corresponding guarantee deposit, the guest receives the keys of the apartment and some relevant information about the owner for any requirement related to the property.
Handing over of the apartment: some days before the conclusion of the contract, the guest will have to contact BA URBAN to arrange a time for delivery of the apartment, to Return the keys and to receive the guarantee deposit, after checking the corresponding inventory and general state of the apartment.
Reservations for apartments found in this network are realized either: with a payment in the amount of 20% of the price corresponding to the stay at the selected property; or, with a credit card ( credit card is not going to be charged but just requested to hold the apartment for the booked time period. Payment of the rent and the refundable deposit is expected in cash upon arrival.)
Reservations are made through the payment of 20% of the stay. In case the guest had to cancel the reservation already made, the money that was paid is not refundable, unless the cancellation had taken place 30 days in advance, In that case an 10% of the amount paid for the reservation wold be returned.
Temporary rent contracts can not be deferred. They have an initial date and a termination date, for that reason if the guest wished to prolong his /her stay in the rented apartment, he/she would have to communicate it to BA URBAN with the necessary anticipation for the preparation of a new contract for the new period that will be agreed and to make sure that the property is not reserved by another guest. The amounts paid for the rent are not refundable.
If the guest wished to shorten his stay, the payment already made would not be refunded. Therefore, we recommend our guests to make the reservation for the period in which you will surely occupy the apartment and to hire the apartment for the additional time that will be necessary after that.
In the case that a guest who has a lease agreement of several months length, in which the rent is paid month to month, decides to shorten the contracted rental period, the security deposit will not be refunded, and will be retained by the property owner as compensation for the incompletion of the anticipated rental period.
We deliver keys regularly from 09.00 hs to 21:00 hs. We do not deliver keys from midnight to 08:00 hs. If you will be arriving to the apartment from 08:00 hs to 09:00 hs or from 21:00 hs to midnight, please, state this circumstance on your confirmation sheet as to make special arrangements to have a representative waiting for you. This service has an additional cost of US$ 15.

If a guest arrived before 2PM and the property were vacated, the guest could occupy it without paying an additional cost. If the apartment were occupied, the guest would have to wait until the schedule time for check in.
If a guest has a departure scheduled for after 10:00am, and the property has no other immediate reservation, they guest may remain at the property until the most convenient check out time without extra charge. If there is an immediate reservation for the property, guests should check out at 10:00am.
Likewise, with this type of contract, if the guest desires to lengthen their stay, they should be in contact with BA URBAN to check if the property is not rented to another guest in order to sign a new contract for the new time period requested.
All property owners reserve the right to make the final decision regarding the reception of guests in their properties.
Guests are obligated to provide the names, ID numbers and ages of all persons who will occupy the property. The use of the property by the guest to provide lodging for more people than agreed upon is basis for cancellation of the lease agreement.
All of the apartments which make up this network have been visited in person by a member of our staff, who has decided on the incorporation of each property to this network and taken photos, which are posted on this site.
All of the apartments are fully furnished and equipped. BA URBAN is not responsible for changes in the furnishings of each apartment that the property owners may decide to make.
BA URBAN works with the primary function of reserving specified housing arrange-ments for our clients, which are available for their specified dates of travel. In the event of unexpected damage caused to the property before the arrival of the guest, which prevents a comfortable stay at that location, BA URBAN will meet with the guest, offering two alternatives:
- Relocation in another apartment which offers the necessary commodities and is available for the needed time period;
- Refund the amount which was paid for the initial reservation.
The renter will have to leave a deposit in cash equivalent to:
- If the stay is the same or less than 2 weeks:
The equivalent for 1 week of rent.
- If the stay is between 2 weeks and a month:
The equivalent for 2 weeks of rent.
- If the stay is a month:
The equivalent for 2 weeks of rent.
- If the stay is longer than a month:
The equivalent for a month of rent
BA URBAN is always at the service of all guests staying at apartments in this network, to provide them with any type of information they may need.
